We offer the following tailor-made solutions for landlords:
Full management:
▣ Advertising and generally marketing the property including taking photographs.
▣ Carrying out viewings on the property with prospective tenants.
▣ Liaising with prospective tenants including carrying out credit checks and taking references if required (these will include former landlord/employer).
▣ Preparing a tenancy agreement and renewing such at the end of the term scheduled therein.
▣ Collecting a dilapidation deposit from the tenant to be held until the end of the tenancy when any damages have been assessed, and we will hold the deposit in an approved scheme for no extra charge.
▣ Collecting the rent and paying to the Landlord as requested less any maintenance expenses incurred during the rental period.
▣ Taking meter readings and informing utility suppliers of change of tenant at beginning and end of each tenancy where appropriate.
▣ Carry out quarterly inspections of the property.
▣ Arrange maintenance repair work with tradesmen, obtaining estimates where necessary and settling accounts when received.
▣ Carry out a full property inspection and inventory check at the Start and end of the tenancy.
▣ Return the dilapidation bond to the tenant less any agreed damages.
